A Mutual Fund, Except the Holdings Are Buildings
A Real Estate Investment Trust pools capital from multiple investors to own and operate income-generating properties — primarily commercial real estate like office parks, shopping malls, and warehouses. Investors receive units, like shares, and earn income as quarterly distributions drawn from the rental income those properties generate.
The concept is well-established globally — in the US, Singapore, and Australia, REITs are mainstream. In India, they are still relatively young but growing fast. India's first REIT was listed in April 2019: Embassy Office Parks REIT, backed by Bengaluru's Embassy Group and Blackstone. It took nearly a decade of regulatory work by SEBI to get the framework right before that first listing happened.
Think of it like becoming a fractional landlord of an IT park or a mall — with all the income and none of the hassle. You can't evict someone, but you also can't be called at midnight about a plumbing leak.
What's Listed, and What Each One Actually Holds
As of early 2026, five REITs are listed in India. Together they hold a gross AUM of over ₹2,72,000 crore, a combined market cap of over ₹1,70,000 crore, and a portfolio exceeding 175 million square feet of Grade-A commercial and retail space. Since 2019, they have distributed over ₹31,700 crore to unitholders — more than the combined dividends paid by all real estate companies in the Nifty Realty Index.
